Terms and Conditions for Rental RENTING Bookings are made directly with a neighborhood group of property owners in Euros at the prices indicated in the price list on this web site. The prices are based on current market conditions and exchange rates. We reserve the right to modify the prices in the event of considerable fluctuations in exchange rates. WHERE AND HOW TO BOOK Bookings can be made through the Booking Information Form, calling the no-cost telephone number listed on the web site, or sending a written inquiry to info@tuscanneighborhood.com. PAYMENTS AND RENTAL CONFIRMATIONS
Payment - Payments can be made using major credit cards, (VISA, MasterCard or American Express) and are subject to a 3% transaction fee, OR, by wiring funds directly into our account, OR by sending a bank draft to our offices in the United States. Once you have decided on the booking date and have chosen your payment option, we will inform you of the payment details for that option.
Booking - To hold a booking we will require a deposit of 50% of the total rental price. Upon receipt of this deposit, we will confirm the booking by e-mail if you list your e-mail address, followed by a hard copy mailed to your address.
Confirmation - The balance of the rental amount must be received 60 days prior to the first day of the rental period. Upon receipt of the balance of the rental amount we will send you a confirmation and detailed travel instructions, contact names, phone numbers and all other related information. For booking requests to be accepted in less than the 60 days before occupancy, we require that the client pay the full amount of the rental, whereupon we will immediately confirm the booking and forward the arrival information.
MINIMUM RENTAL PERIOD AND PRICES The minimum rental period is one week, from Saturday to Saturday (see calendar) and the prices are based on a per week period. In special cases involving last minute availability, or cancellations, we may accept a lesser period and we reserve the right to modify the weekly price. Tuscan Neighborhood also reserves the right to adjust the rental prices listed in the event of a considerable fluctuation in the exchange rate. ARRIVAL AND DEPARTURE
Arrival - Our standard Arrival time is on Saturday between 4.00p.m. and 8.00p.m. However, we will try to accommodate any special requests if circumstances permit. Please try to give us at least 7 days notice so that we can make proper arrangements for your arrival. Upon arrival, our "welcome person" will ask for your passport or valid identification and then escort you to the premises. He/she will give you a brief tour and orientation of the villa and surroundings, answer any questions and deliver the access keys.
Departure: - Our standard Departure time is Saturday between 8.00a.m. and 10.00a.m. However as above, we will try to accommodate your special arrangements if we can. Keys must be returned prior to departure.
UPON ARRIVAL Upon arrival, our representative will ask to see your passport or valid identification and then escort you to the property. Our representative will then take you on a brief tour of the villa and surroundings and an orientation of the interior and its workings and then present you with the access keys. SECURITY DEPOSIT A security deposit of €250 must be paid to the designated owner's agent to be held until departure prior to taking occupancy. This can be charged to your credit card or paid directly to us (per instructions) and will be held in escrow until cleaning, heating, any material damage, telephone bills, etc. are settled at departure time. The deductions will be itemized and the balance refunded to you within 21 days. We ask our guests to inform us immediately and to be financially responsible for anything that may be damaged during their stay. NUMBER OF PERSONS/SUBSTITUTIONS Only those persons listed on the booking confirmation will be permitted to use the property, unless agreed to by us in writing as a result of special circumstances. The maximum number of persons (adults and children) that we will permit in a renting group is the maximum specified in the Accomodations Section of each villa. In the case of infants (less than 2 years old), the villas are not equipped with an infant's crib and the client must provide their own travel cot and the necessary linen. Substitutions during the rental period are not allowed unless previously agreed upon. ORDER - CLEANING - MAINTENANCE The property will be handed over clean and tidy and in proper working order. The premises will be professionally cleaned and the linens changed weekly. Final cleaning cost of € 15 per hour is mandatory and is paid by the Client upon departure. However, this cleaning fee does not include dirty dishes or the removal of occupant's rubbish which is the Client's responsibility. If this request has not been complied with, we will deduct a suitable amount from the security deposit to compensate for this additional expense. HEATING Heating costs are always the expense of the Client. Given the situation regarding energy supply and the laws currently in force in Italy, the use of heating (when it can be switched on and off, temperature controlled, etc.) is controlled by regulations that vary from region to region. For example, regulations state that the heating may only be turned on from November through April and for a maximum of 10 hours per day. INTERNAL MAINTENANCE The owner or the property manager may need access to the property for essential maintenance purposes and will advise you if this becomes necessary. MODIFICATIONS - CANCELLATION CHARGES Our bookings are considered to be final. However, in the event of a cancellation, there are two options:
  1. If the cancellation is within 60 days of the booking (occupancy date) and we are able to re-book the same period to someone else, we will refund all of your money less an administration fee of 15% of the contractual amount.

  2. If we receive the cancellation notice prior to 60 days of the booking (occupancy) date, we will credit you with another similar available rental period between the 4th and 11th month inclusive following your originally booked date, subject to openings in our schedule and seasonal pricing adjustments.
THE PROPERTIES Our villas are not official tourist structures, such as a hotel; rather they are privately owned residences. As such, they do not have internationally recognized standards or categories; rather they reflect, in their architecture and furnishings, local traditions and owners' personal tastes. LOST KEYS In the event you lose your key(s) please contact the Property Manager for immediate replacement. Replacement cost is € 5 per key (3 keys are usually required to enter each property). In the event you have locked yourself out of the premises, please contact the property manager to arrange for re-entry. Should keys be lost with address information attached, a locksmith must be called and the locks changed. The Client will be billed for the locksmith charges. OTHER INFORMATION Heating costs are not included in the rental price and will be deducted from the security deposit. SUMMARY OF EXTRA CHARGES DESCRIBED ABOVE
